Realtors® continue to report problems with appraisals. Comments from approximately 1200 respondents indicate that appraisal and lending issues are the two major market problems currently confronting Realtors®. Of particular concern are the use of inexperienced/out-of-town appraisers and the use of inappropriate comps—i.e., distressed property in the case of non-distressed sales.
