Tustin buyers had more homes to compare in September, but the single-family market still favored sellers in RPR’s assessment. Here are a few figures worth putting in context.
More supply, alongside quicker sales
Single-family supply reached 2.74 months, up 30.5% from August and 33.7% from a year earlier. Median days in RPR fell to 19, while the sold-to-list-price ratio was 99.84%. Those measures describe different parts of the market: more supply does not mean every home takes longer to sell.
Put the median price in perspective
The median sold price was $1,282,000, down 14.82% from August. RPR’s sample included only 10 single-family sales. A change in which homes sold can move the midpoint, so that decline is not a measure of how much every Tustin home’s value changed.
What to do with the numbers
If you’re planning to buy, compare the choices within your budget and preferred neighborhoods. If you’re considering selling, focus on comparable homes and current competition. And if you’re simply following your equity, the city report offers context without replacing a property-specific review.
